There are as many marketing programs for properties as there are real estate agents. What specifically will be done to proactively market your property? If your intention is to put a sign in front of your property and an advertisement in the newspaper to sell your home, you are likely going to be sadly disappointed. Likewise, if you hire an agent who simply puts your home on the Multiple Listing Service and thinks the job is done, both your agent and you may be disappointed. Perhaps, you will sell your home, but will you have gotten full price? Selling a product worth hundreds of thousands of dollars deserves more time and attention than those approaches provide.

 

A complete Marketing Plan starts with a determination of the profile of the most likely buyer for your home. Based on the characteristics of your home, in what age range is that buyer? Based on the price, how much income is required to qualify for the mortgage? Is that likely buyer now renting or living in a condominium? If that buyer is living in a house, what areas are possible targets for that “move up” or “move down” buyer? Is that buyer living locally or out of town? This thought process will help choose what media will be most effective for advertising and where to send direct mail. What are the strengths of your home versus your competition? By giving some thought to your situation, advertisement copy and a brochure will be most effective. True marketing can be both time consuming and rewarding
